All homes need to be Staged® prior to being placed on the market. There are several things that all homeowners can do to make their home more appealing. They include the following:
- Curbside appeal is very important since this is your buyer’s first impression of the property. Whether a long approach or short drive; driveways need to be cleared and free from ice in the winter and in good repair and trimmed in the summer. Shrubs and trees need to be trimmed and shaped; grass and flower beds need to be maintained. Walkways should always be in good repair and cleared of ice and snow.
- The Exterior should be appealing. Complete painting and repairs. Make sure all windows and screens are in good repair. The front door should be clean and freshly painted. All side walks, stairs and railings need to be in good repair. Always have a fresh Welcome Mat at the front door and make sure that this is the way your buyers enter! (A pot of flowers is always welcoming!)
- Washing your windows is one of the simplest things you can do. Keep windows open as natural light is the best.
- Make sure all pet, cooking and smoking odors are removed…..do not try to mask orders with candles, potpourri, or air fresheners.
- Painting walls in neutral but warm colors is one of the best investments you can make.
- Wallpaper must be fresh and current.
- Pack collections safely away.
- Store large and small items removed from the home in an off site storage unit.
- Clean out closets and storage areas.
- Floors should be cleaned (carpets cleaned, hard surfaces should also be cleaned and when necessary refinished.)
- All utilities need to be accessible for easy inspections.
- Make all minor and major repairs.
- Hallways and stairways need to be clear.
